Is Now a Good Time to Buy a House in Fresno? You Might Be Surprised.

If you've been thinking about buying a home in Fresno or Clovis, mortgage interest rates may be giving you second thoughts. With borrowing costs higher than they were just a few years ago, many potential homebuyers have decided to wait.

But what if waiting isn't necessarily the best strategy?

Today's Fresno housing market offers some significant advantages for buyers, especially when it comes to available homes, competition, and negotiating power.

More Homes, Fewer Buyers, More Opportunities

According to the London Properties August 2026 Market Update, the number of homes for sale in the Fresno area has increased nearly 30% over the past two years, from 2,167 homes in August 2024 to 2,809 in August 2026.

Meanwhile, the number of homes sold during August decreased approximately 8.5% compared with two years ago.

That's an important combination. More homes for sale and fewer buyers completing purchases can mean more negotiating opportunities.

Instead of competing against multiple offers, today's buyers may have more opportunities to negotiate purchase prices, request repairs, or ask sellers to contribute toward closing costs.

Home Prices Are Showing Signs of Softening

As inventory increases and buyer demand slows, sellers may face additional pressure to make their homes more competitive.

The median home sale price in the Fresno area declined from $440,000 in July 2026 to $425,000 in August. Although home prices fluctuate from month to month and remain relatively stable compared with two years ago, the recent decline highlights changing market conditions.

For buyers, the opportunity may be less about finding the absolute lowest price and more about purchasing a home with less competition and greater negotiating flexibility.

Buy Now and Refinance Later?

One of the biggest concerns among buyers is today's mortgage interest rates.

Here's something important to consider: The purchase price of your home is established when you buy, but your mortgage interest rate may be changed through refinancing in the future.

Mortgage rates have historically experienced periods of increases and decreases. If rates decline in the coming years, homeowners may have an opportunity to refinance and potentially reduce their monthly mortgage payments.

Of course, future rates are unpredictable, and refinancing depends on loan qualifications, home equity, costs, and market conditions. Buyers should always be comfortable with their payment at today's rates rather than rely on future refinancing.

Is Now the Right Time for You?

Waiting for lower interest rates might sound appealing, but declining rates could also bring more buyers back into the market, creating additional competition.

The right time to buy ultimately depends on your financial situation, long-term plans, and the home you want to purchase.
